Discover the Praetorian Building: A Historic Gem in Downtown Waco

Downtown Waco is home to many historic buildings that tell the rich story of our city’s past. As you stroll through the streets, you’ll encounter architectural treasures from different eras, each with its own unique tale. The Praetorian on Franklin Avenue is no exception.

The Praetorian, a seven-story building in the heart of Downtown Waco, has served the downtown district since 1915. It was originally commissioned by the Praetorian Insurance Company, which sought to establish a prominent presence in Waco. At the time of its completion, the Praetorian building was one of the tallest structures in Waco, symbolizing the city’s economic prosperity and growth. Its distinctive style and towering presence made it a central figure in Waco’s bustling downtown.

Designed by the well-known architect C.W. Bulger, the Praetorian building is one of the best-preserved designs of its era. Built to reflect the Chicago School of architectural design (also known as the Commercial Style), it is characterized by its base and crown, which draw inspiration from Roman columns and capitals.

Throughout its history, the Praetorian building has been home to various businesses and organizations, playing a vital role in the economic and social life of Downtown Waco. It has housed insurance companies, banks and offices. With name and occupancy changes over the years, the building was on its way to becoming well-utilized again by the early 2010s. In 2013, Peter Ellis, the building’s owner, was given a tax credit to renovate and restore the property to its current state.

Today, the Praetorian building stands as a cherished historic site, representing both the past and the future of Waco. It contains commercial, residential and studio spaces, providing Downtown Waco with both historic preservation and functionality. The bottom floor hosts Paper Crown and BRÛ Artisan Coffee Works. Loft-style apartments occupy several stories, and art studio spaces are also available. Whether you need a greeting card, espresso or a place to live, the Praetorian has you covered.
